Dreaming of building your special place?
We know both official building regulations and the local Niseko rules. We can help you find a suitable Japanese architect office—no small decision when dealing with the serious issue of snow in Niseko. A bad design can lead to everything from small frustrations to actual structural damage.
We’ll help you to create a brief that is based on what you want and need in the project and your budget, and then work with you in evaluating the proposals received from architects and builders. We’ll provide comprehensive supervision of all areas of the the process until construction is finished: we’ll be on-site, and keeping you updated at all times on developments.
We can handle all the paperwork needed, dealing with the authorities, insurance agents, fire inspections, hotel licensing, etc., and manage all outside vendors.
In some cases it can be beneficial to establish a company in Japan in smooth out some processes; we can assist with this process as well.

Åppås Priority is Niseko-based, but with a head office in Tokyo and years of experience in this metropolitan area. We have access to the vast resources of this super-city, including advanced, stylish Japanese and international suppliers for all areas of the project.
We’ll coordinate furniture, fixtures and equipment (FF&E), working with you, the architect and the builder to help you choose the things that will define your property—things that match your tastes, preferences and budget.
We can also help with operating supplies and equipment (OS&E)—things such as bed linen, kitchenware, slippers and even artwork.
Taking possession, and beyond
We will also assist during the handover to you from the architect and builder. It’s more important than many people think, because a new property is rarely completely finished the day you take possession.
We can help you identify and supervise additional work that must be completed, and handle any warranty issues that might come up later.
If desired, we can then seamlessly move into to the role of property manager, helped by the fact that we have a complete knowledge about your property.
